About the firm

We pay the invoices on the kind of homes we price.

The M. Group is the brokerage side of a business that has represented Arizona owners and residents since 2014. The same office, through AZ Affordable Rentals, manages homes across Greater Phoenix: it sets the rents, scopes the repairs, hires the work, pays the invoices, handles the inspections and the paperwork, and answers every month to the families living in those homes.

That is operating experience. It is not a residential sales record, and the difference is worth stating plainly rather than letting one quietly stand in for the other. What follows is exactly what kind of experience it is, and why it makes us better at the two things a seller is actually buying: a price with real numbers behind it, and a transaction that gets handled.

Pricing, corrected in weeks

Setting a rent is a priced guess that gets graded almost immediately. Too high and it shows up as a vacancy inside a month. Too low and it shows up every month for a year. We have been making that call on Arizona housing since 2014 and finding out quickly how wrong we were, which is a tighter feedback loop than most people in this business ever get.

Costs we have paid, not estimated

Roofs, condensers, water heaters, repaints, turnovers, pool equipment, and the plumbing you only find once the wall is open. We scope that work, hire it and pay the invoices across Greater Phoenix every month. So when we tell a seller which repairs change an offer and which ones do not, it is a conclusion drawn from paid invoices.

Paperwork at volume, on other people’s property

Leases, notices, disclosures, inspection reports and renewals, every month, on homes belonging to owners who get an accounting of all of it. That is the same discipline a purchase contract needs, and the paperwork is where transactions quietly die.

Accountable to the people inside the house

Through AZ Affordable Rentals we answer each month to the families living in the homes we manage, including through HUD inspections where somebody else decides whether the work was done properly. It is a useful habit for a brokerage to have.

Arizona drawn as a field of dots, with the Phoenix metropolitan area picked out in red.

Where we work

Greater Phoenix, and not much else.

Every home we manage and every home we price is here. A firm covering the whole state knows a little about all of it; we would rather know one market well enough to argue with somebody about a street.

What this page does not claim.

You will not find a closed-sale count, a production number, a ranking or a client testimonial here. The M. Group is new as a brokerage. When there are sales of our own to point to, and clients who have agreed to be quoted by name, they will go on this page. Borrowed proof is worth less than none.

What we will not do is count property management history as brokerage volume. Managing hundreds of homes is true and it is a different sentence from selling hundreds of homes, and a reader who works that out later is right to stop believing the rest of the page. Ask us directly how many we have closed and you will get the real answer.

The broker.

Luke Miller is the designated broker of The M. Group, a DBA of AZ Affordable Rentals LLC, and he is also the person who runs the management side. That is the whole arrangement, and it is the reason the firm takes few clients at a time: the person you meet is the person doing the work, and there is a limit to how many houses one person can do properly at once.
