A number that comes from a citywide average is a number nobody can act on. We price from what has closed near you, against what is competing with you right now, and we tell you which of those comparisons we think is doing the most work.
What you paid, and what it is worth now.
Tell us the address and roughly when you bought. You get back one page by email: what you paid, what comparable homes near you have sold for recently, and the trend between the two. The figure comes from live comps and from rents we collect in these neighborhoods every month, which is the only reason it is worth reading.
Investment opportunities.
We buy small apartment buildings in central and west Phoenix, renovate them to pass inspection the first time, and run them ourselves. Investors come in alongside us on a building.

How we price it
At the rents the market is paying today. An asking rent is an opinion. A signed lease is a fact.
What we do to it
Renovation scoped to pass Housing Quality Standards on the first inspection, with finishes chosen to cut the repairs that come back.
Who runs it after that
Inspections, HAP contracts, rent approvals, leasing and maintenance, all in house through AZ Affordable Rentals.
A small firm, on purpose.
We have represented Arizona owners and residents since 2014. Through AZ Affordable Rentals we manage homes across Greater Phoenix, which means we answer every month to the families living in them. The brokerage is an extension of that work rather than a departure from it.
Boutique is a loose word, so here is what it means here. We take few clients at a time, the person you meet is the person who does the work, and a price we hand you came out of rents we collect and repairs we paid for. The M. Group has been on Phoenix work for three decades and the standard behind it has not moved.
